Paid Apprenticeship
I’ve talked about stacking services before.
This is a way to take advantage of subbing out work while in pursuit of getting to the point where you can stack a new service on to an existing contract.

An arrangement in which someone learns an art, trade, or job under another.
Example:
If you subcontract stripping and waxing but know in the future this is a service you want to provide. Take the time to observe and ask the subcontract everything you want to know.
What products do they use?
What steps do they take?
How long does it usually take for a job of this size?
After hiring them several times I would then ask to help. This will get you some hands-on experience before venturing off on your own.

Here are the different ways you can charge for your cleaning services:
Costs + Profit
Figure out all your costs ( manpower, overhead, supplies) + what you would want to make from the contract per month
Ex:
1 employee @ 12.65/hr (includes 15%)
X 3/hrs a visit
=
$37.95/day
X 3/days a week
=
$113.85
X 4.33/weeks a month (4.33 is equal to 52 weeks divided by 12 months)
=
$492.97 + $40(supplies)
Total Cost:
532.97
$2976.03(profit) + 492.97(costs) = $3509.00 total bid.
Production rate
This gives a more accurate quote but is also harder to calculate due to variables.
Ex:
10,000 sqft building
You know your production rate for this kind of building is 2500sqft per hour with no variables.
That comes out to 4/hrs per cleaning.
Your total hourly rate is $30(total cost + profit)
5/days X 4/hrs X $30/hr X 4.33/weeks(4.33 is equal to 52 weeks divided by 12 months)
=
$2598.00 total bid

Ex:
30,000 sqft X .08 cents = $2400.00 total bid

Sign up as a vendor to your state’s procurement.
Some states have a ton of cleaning contracts up for grabs and some have little to none.
Just google your state’s procurement site and follow the necessary steps.
The only potential con to state contracts is the lowest bidder usually wins the contract and the facility is not in the best shape. They are great opportunities for newbies though. From the research I did for CleanWork, most states don’t require references for you to bid.

With current and past contracts, we have had to show proof of a clean record. We usually go through our state’s police and the document that comes back if the check is clean is a certificate with their name and all other information Xed out.
If they have something on their background the website immediately notify us and then the results are mailed to us.
On the other hand, the contracts we had with police stations usually run their own check on our staff. Then notify us if there are any issues with the employees working there.

As Jon said, get right to the point. Depending on the type of facilities you are going after I wouldn't offer any type of incentive.
